The Schwarzman Animal Medical Center (AMC), located in the heart of New York City, seeks a Property Manager. This is a rare opportunity to join the world’s largest veterinary teaching hospital and take your career to the next level.
The Property Manager will be responsible for all operations and life safety systems for a residential building with 100+ occupants. This includes supervision of others and scheduling for code required Fire Life Safety Director and property specific life safety operations planning.
To succeed in this position, the successful candidate will be exceptionally organized, detail oriented, and will have the judgement to prioritize and make administrative decisions quickly to keep things moving in a dynamic environment.

d. Review work order logbook. Update with status daily. Communicate with ED-FAC (Keith Fordsman) by cell, in person, email status.
e. Site Sprinkler Certification FDNY.
f. Utilities monitoring: Review consumption and deliveries with ED-FAC.
g. Mail Management: Postal and boxes, and mail delivery to unit slots behind the front desk.
h. Review compliance with FDNY FLSD & Fire Sprinkler Alarm System books.
i. Primary person during FDNY Inspections. Communicate closely with ED-FAC.
j. Creates work schedules and communicates with EVS (environmental services) and ED-FAC
weekly.
k. Oversee porter position (S) (common area cleaning and maintenance).
l. Coordinates all service contracts managed by AMC ED-FAC.
i. PJ Mechanical- HVAC PM and on call response to units or AC units.
ii. Plumbing:
iii. Fire Extinguishers.
iv. Fire Detection, Alarm, Annunciation, dial out system.
v. Oil for boilers.
vi. Roofing Vendor: As needed.
vii. Locksmith: TBD.
m. Coordinates with AMC during tenant turns that occur twice annually. Inspect units, resolve work due, coordinate readiness with temp furniture each season. [Focus occurs April - August annually.]
3. Two Technical Mechanics: Use of outside resources for two full-time mechanics to respond to work order requests and reimburse expenses from Home Depot. This may be maintained or replaced. 5 days each week working as a team and reviewing the logbook for work orders and very close coordinate with EVS and ED-FAC regarding unit turns annually.
