The Sales Executive is responsible for driving leasing activities and maximizing occupancy rates for office buildings. This role involves identifying and engaging potential tenants, negotiating lease agreements, and providing exceptional client service to enhance tenant retention. The ideal candidate will possess strong sales skills, market knowledge, and a proven track record in commercial office leasing or leasing/sales of other high-rise commercial buildings within the hospitality industry.
Key Responsibilities :
1. Tenant Acquisition & Lead Generation
- Proactively source potential tenants through canvassing, networking, cold calling, and industry events.
- Conduct property tours for prospective tenants, highlighting key features and benefits of the office spaces.
- Build and maintain a robust pipeline of leads through market research and strategic outreach.
2. Leasing & Sales Activities
- Negotiate lease terms and conditions with prospective tenants to meet occupancy goals.
- Prepare and present leasing proposals, term sheets, and lease agreements.
- Collaborate with the legal team to finalize leasing documents and ensure compliance with company policies.
3. Market Analysis & Strategy
- Analyze market trends, competitor offerings, and client needs to refine leasing strategies.
- Provide insights and recommendations for pricing, promotions, and tenant incentives based on market data.
- Prepare detailed reports on occupancy rates, leasing activities, and market conditions for management review.
4. Client Relationship Management
- Establish and maintain strong relationships with current and prospective tenants.
- Address tenant inquiries, resolve issues promptly, and provide high-quality customer service.
- Utilize CRM tools effectively and demonstrate agility in using technology and analytical approaches.
5. Collaboration & Coordination
- Work closely with the marketing team to develop promotional materials and campaigns for available office spaces.
- Collaborate with the Tenant Relations Team to hand over premises to tenants, ensure satisfaction, and gather feedback for service improvement, as well as facilitate a smooth transition from Sales to Tenant Relations.
- Coordinate with property management to ensure spaces are ready for viewing and meet tenant requirements.
- Partner with external brokers and real estate agents to expand the reach of leasing activities.
5. Reporting & Documentation
- Maintain accurate records of leasing activities, client interactions, and market data systematically.
- Prepare regular reports on leasing performance, including occupancy rates, lead generation, and deal closures.
- Assist in the development of annual leasing plans and sales targets.
- Bachelor's degree in Business Administration, Marketing, or a related field.
- Minimum 2 years of experience in sales or leasing, preferably in the real estate or commercial leasing sector.
- The preferred candidate should have a minimum of 2 years of experience in office building or other commercial real estate leasing, sales, or tenant relationships, preferably within the hotel or hospitality industries.
- Experience as a property agent would be advantageous.
- Excellent communication and interpersonal skills, with the ability to build rapport with clients.
- Strong negotiation skills and customer-oriented mindset.
- Fluent in English, with proficiency in Bahasa Indonesia.
